Installation Pricing of Traditional Hardwood, Engineered Floors or Laminate

• Installation of Unfinished 2 1/4" wide by 3/4" thick oak flooring $2.50 per sq ft. *

• Prefinished 2 1/4" wide by 3/4" thick oak flooring $3.25 per sq ft. *

• Engineered plank flooring (floating installation) $3.00 per sq ft. *

• Laminated or artificial wood (floating installation) $3.00 per sq ft*

* Pricing is only a rough estimate and based on minimum amount of 200 sqaure ft or larger.  Add 15% for smaller areas and areas with a lot of corners and hard to reach spots (i.e. foyers, halls, closets).

Complete Sand and Refinish

By far our most extensive service offering is refinishing existing hardwood floors.  Rochester, MN and the surrounding area has a lot of existing hardwood floors that have been covered with carpet or refinished in the past and need to be completely sanded and refinished.  Some areas such as pet stains may need to be replaced, which is priced on an individual basis. 

Below we have listed a few finishing options along with their various characteristics.

• Sand and refinish with natural color oil base polyurethane.  This finish is very durable, has a very strong odor, 12-24 hours to dry, and ambers in color over time.  Pricing is roughly $2.50 a sq ft.   

• Sand and seal with oil base natural color stain (strong odor, 12 hour dry time), finish with a water base urethane.  Very durable finish, weak odor, 1-2 hours dry time per application, clear in color.  Pricing is roughly $2.50 a sq ft.

• Sand and Seal with water base sealer (usually for maple floors), clear color, finish with water base urethane.  Very durable finish, weak odor, 1-2 hours dry time per application, clear in color.  Pricing is roughly $2.50 a sq ft.

• Custom staining precedes any finishing. Can be done with either oil or water base finishes. Add $.50 a sq ft for custom stain.

Clean/Screen and Recoat

Clean hardwood floor with Bona Swedish Formula Cleaner and then lightly screen entire floor, vacuum, and then thoroughly clean floor again.  Apply one coat with either oil polyurethane or waterborne urethane.  Pricing ranges from $ .75 to $.90 a sq ft.  This is a good option for those people that installed new hardwood or had their existing hardwood refinished a 3-5 years earlier. *     

*This is an abridged version of the above complete sand and finish.  Cannot guarantee that the finish will bond with existing floor coating.  If finish does not adhere then a complete sand and finish is necessary.
